Booking & scheduling

Getting a shoot on the calendar.

How fast can you shoot my listing?
Same-week almost always, and next-day frequently. We hold open slots for last-minute listings and can usually be on-site within 24 hours of booking. Weekends included.
What areas do you cover?
San Antonio, Austin, Houston, Dallas, and Corpus Christi metros. If your listing is outside those cores, drop the zip into our booking form and we'll confirm coverage before you're charged — we drive to most of Central and South Texas.
How do I reschedule or cancel?
Free reschedule or cancellation up to 24 hours before the appointment. Inside 24 hours, a $75 late-cancel/no-show fee applies to cover the reserved crew slot. Text or call us — we'll make it easy.
What if it rains?
Weather reschedules are always free. If exterior conditions won't do the property justice, we'll proactively reach out to move the shoot. Interior-only shoots still happen rain or shine.

Pricing & payment

What things cost, and when you pay.

How does pricing work?
Every package is priced by property size (up to 2,000 sq ft, 2,001–3,500, and 3,501–5,000). You'll see the exact price for your address before you confirm — no surprise line items. Homes over 5,000 sq ft are custom-quoted.
When do I pay?
For most realtors, payment is due at delivery — you'll get an email with the gallery, and downloading the files unlocks after checkout. Corporate accounts (brokerages, builders, commercial firms) can enroll in net-15 monthly billing after credit approval.
What payment methods do you accept?
Card (credit/debit) online through our secure checkout. Cash, check, and Zelle are also fine for in-person settlement — just let us know at booking and we'll mark the invoice accordingly.
Do you charge travel fees?
No. Never. If your listing is inside our five metros — or reasonably close — the price you see at booking is the price you pay. No mileage, no fuel surcharges, no zone fees.

The shoot

What actually happens on-site.

How long does a shoot take?
About 40-45 minutes for a typical single-family home. Larger properties, twilight shoots, drone work, and 3D scanning add time — we'll block the calendar accordingly so nothing feels rushed.
Do I need to be there?
Nope. Most of our shoots run on lockbox or seller access — pick your access method at booking and we'll take it from there. If you want to be there to unlock and lock up, that's also totally fine.
How should the home be prepped?
We send a shoot-ready checklist the day before: all lights on, blinds open, cars out of the driveway, pets secured, counters cleared, toilet lids down, trash bins moved. Ten minutes of prep = a much better set of photos.
Do you shoot occupied homes?
Yes — vacant, occupied, or professionally staged. For occupied homes we do light on-site tidying (angle chairs, hide obvious clutter, remove countertop bottles) but we won't clean or move heavy furniture.

Delivery & media

When files arrive and what they look like.

When do I get my photos?
Next business day, guaranteed. Book a Wednesday morning shoot, get everything Thursday. If we ever miss that window, that delivery is on us.
How are they delivered?
A branded gallery page with photos in both MLS-ready (web) and print-ready sizes, plus links to any video, 3D tour, and floor plan deliverables. One link, one place, downloadable in a couple of clicks.
What if I'm not happy?
Free reshoot. No questions, no drama. If a single photo doesn't feel right — light, framing, styling — we'll come back and shoot it again. That's the reshoot guarantee, and it applies to every job.
Who owns the photos?
You get a full marketing license to use the photos for the listing — MLS, social, print, brokerage materials — for as long as you're marketing the property. OutMedia Co. retains copyright and the right to use images in our portfolio and marketing. This is standard industry practice for real estate photography.
Do you offer rush delivery?
Yes — a same-day delivery add-on for $39. Shoot in the morning, gallery in your inbox by end of day. Add it at booking or ask us on-site.

Matterport, virtual staging, AI listing tools.

Matterport vs Zillow Showcase — which should I pick?
Both are included in Signature and Premier packages — you pick at booking. Matterport is the industry-standard walkthrough with a dollhouse view, floorplan, and measurement tools; it embeds anywhere. Zillow Showcase is Zillow-native, boosts your listing's placement on Zillow, and combines a walkthrough with your photos in Zillow's own interface. High-traffic Zillow markets? Pick Showcase. Broad distribution or higher-end homes? Pick Matterport. Or ask us — we'll recommend based on the listing.
What is virtual staging?
We take a photo of an empty room and digitally add furniture, art, and decor so buyers can picture the space furnished. Three curated design looks per room, delivered alongside your photos. $35 per room, next-day turnaround, and every staged photo is clearly disclosed per MLS rules.
What are AI listing tools?
Every shoot includes AI-written listing descriptions, social captions, and a property flyer generated from your photos. Copy-paste into the MLS, drop into Instagram, or hand the flyer to the printer. All drafts — you have final say on every word.
